A Board meeting was held Thursday April 3 at 6:00 at the Bayou Club. Our new Property Manager Jennifer Connerty was there to meet residents and report on the transition.
Irrigation has been programmed for three days per week at 20 minutes /each. There are current problems with Pump 1 (4/11/25) and Poole has been contacted.

You should have received a Welcome Letter from Greenacre our new Property Manager along with a coupon book and instructions on how to log on and create an account with them. Go to home.greenacre.com to log on to your account. The ACH deductions from Truist are stopped and you will need to create a new form of payment starting March 1, 2025. Please mail a check with the coupon for your first payment. Once you have a zero balance you can set up ACH or other forms of payment. You can also do bill pay from your bank.
The Annual Meeting was held February 18, 2025 at the Bayou Club. The primary purpose of the meeting was election of new directors for the 2025 to 2026 term. We received 48 ballots along with appropriate proxies for those who did not attend. This constituted a quorum (exceeded 30%) to conduct the meeting and 20% needed to have a valid election. The three new Directors are: Dale Urie, Constantine (Tino) Mastry and Linda Moore. The Board had an organizational meeting following the Annual Meeting and voted on the following slate of officers:

The Board would like to thank Marlena Kern and Deval Shah for their participation on the Board the past two years, and thank all of the candidates the volunteered to participate on the Board.
Starting March 1, 2025, Greenacre Properties, Inc. will become the property manager. You will receive a welcome letter from them. In addition, Truist will no longer deduct the monthly fees from your bank account. You will receive a letter from Greenacre with options to set up the $225 monthly payments for March going forward. You will receive login information to their portal to gain access to your account balances. In addition, you will have the ability to submit work orders for irrigation, landscaping requests and acc applications.

The Board met Thursday January 30, 2025 at 5:45 pm at the Bayou Club for a short meeting in preparation for the Annual meeting. The agenda was posted at the entrance to Sago.
The Annual Meeting will be held February 18, 2025 at 6:00 at the Bayou Club. An email was sent with the Second Notice and a Annual Meeting Pack was delivered to your home shortly with election information and a ballot enclosed.
OLD 2024 NEWS
We have three board positions open in February and five candidates interested in participating on the Board. Please read the instructions carefully and vote for your candidates.
The Board met on November 26th and approved the 2025 Sago Point HOA Budget, along with services which include a Property Manager starting in 2025. The Board reached this decision due to the new Florida Statutes which significantly increased the legal responsibilities of the Board and time required to comply. More details will be forthcoming which will include a resident portal to provide access required by law to various documents, as well as transition plans for having them start in March. The 2025 monthly payments will be $225/month. This is a $17 increase which is approximately $12/month for a property manager and $5/month for the Irrigation System valve GPS study which is needed to more accurately estimate reserves for future irrigation repairs, to comply with reserve estimates required by the new statutes.

ACC Reviews will be completed in late November / early December. Please review your property to see if the roof/sidewalk needs power washed, house painted, screens and awnings are in good condition, etc.

Hurricane Milton - Sunrise cleaned up the yards and removed the debris prior to Wednesday's mowing. If you have picked up debris, please pile near the sidewalk and do not put in plastic bags or trash cans. The county will not permit them to mix plastics and debris at the dump.
The water main break was fixed in the stretch past Maidencane. The large oak tree was cut down and BCCA has responsibility to remove the tree debris. The county will be back this week to fill in the hole in the sidewalk and fix the sidewalk. Please watch and be careful around that area. You may encounter air in your lines when you first open the spigot.
Hurricane Helene update: The Board is contracting with the landscaper to remove the debris from the storm in the front and back yards. If you have raked your yards, or picked up debris, please place near the driveway (not in the street) . There is a list, please be patient. The BCCA is responsible for removing debris from the streets.
Pump 1 is being inspected at is was completely submerged during Helene and water was coming out of the electrical and pump head even after the water subsided. Until that is complete, the homes on Pump 1 will not receive irrigation.

The Board met on Tuesday, September 17 at 6:00 at the Bayou Club and discussed the procedures for meeting the new Florida Statutes, approved hiring a firm to do a Reserve Study, and discussed plans to obtain quotes for landscaping for 2025 going forward.
The Board met on August 20th and nominated Dr. Dale Urie to fill the open position of Vice President. The updated State of Florida Statutes for HOAs will require a number of changes for the HOA and plans to address those changes were discussed. The board approved the purchase of a new software called HOALife that will enable addressing these changes and improve the ease of communication both ways between residents and the Board, and help maintain records. Landscaping contract was also discussed.

Irrigation was increased to 45 minutes but we are still limited by the county to one day per week. The rain gauges on the pumps are working, so if it rains significantly, the pumps will not run the following day.
The Board met on May 7th and accepted Michael Saxon's resignation and congratulated him and his wife on their baby that is on the way.

We have had quite a few houses in Sago sell in recent months and have a number for sale. This will trigger an ACC review so that you and the buyer knows if the property has any non-compliance issues. Estoppel requests and the $200 estoppel fee should be submitted by the Title company to sagoboadT@gmail.com, please allow two weeks for processing.

The Board met on February 13, 2024 to discuss the BCCA proposed changes to the Governing Documents. BCCA Annual meeting is February 21st at the Bayou Club. Please review the proposed changes carefully and vote.
The Second Notice of the Annual meeting was emailed/ mailed. We only received two intentions to be a candidate for the Board, Lynn Jakeway and Leslie Roberts to fill the two vacancies. In accordance with State Statutes, there is no requirement to hold an election if the number of candidates equals the number of positions open.
The Board met on December 5, 2023 to accept Linda Moore's resignation as president and nominate Michael Saxon, previously Vice President as the new President. The Board thanks Linda for her service. The Board appointed Lynn Jakeway as a Director to fill the vacant position.
Beginning December 1st, Pinellas County is under a watering restriction due to the drought. Your lawns will only be watered once per week until the restrictions are lifted.
The Board approved the 2024 budget at the November meeting. Dues will increase to $208/month effective January 1, 2024. The primary reasons for the increase was a large increase in 2023 for trash service and a 4% increase in landscaping and fertilization in 2024. Irrigation budget did not increase. 2024 Budget.
We have two open positions for the Board in 2024. Please submit your intention to be a candidate by January 11th, 2024.
Paver repairs were completed in November.
The July 12, 2023 Board meeting was held. The Board approved the filing of paperwork with the attorney to preserve the Declarations and Covenants for Sago under the Marketable Record Title Act. There was discussion and plans to address paver replacement issues, mulch, and irrigation issues. An ALOFT treatment was made the week of July 16 to address chinch bugs.

10-22-22: ITS will be reducing watering times as the temperatures drop and we go into the winter slower growing season.
10-19-22 Board Meeting - 1 PM Bayou Club - Irrigation Review & ACC - the Board is obtaining pricing for a group discount for mulch, but the residents will be required to pay for mulch this year as there is no budget for it. Yards should be mulched before Thanksgiving.
10-11-22 Board Meeting - 6 PM Bayou Club - regular meeting
9-29-22: Post Ian - BCCA will be contracting with Fieldstone to remove the debris from the streets. Please pile debris curbside and it will be picked up. (Don't sweep into the storm drains.)
9-27-22: Waste Connections is cancelling recycle pick up for Sago Point residents on Wednesday Sept. 28 and hope to resume normal service on Friday Sept. 30.
9-26-22: ITS will be on property today and shut down the irrigation with the impending Ian storm approaching. It will be turned off until further notice.
West Coast is offering a discount of $35/palm for taller palms. Contact Ken Dobler at kdobler@westcoastlawns.com by October 6th. They will be trimming on October 18th.
9-27-22 Board Meeting cancelled due to potential hurricane
ITS completed the initial repairs which was approximately 100 hours of service tech time to repair broken heads, zones coming on simultaneously, clogged nozzles, line breaks and changing nozzles. Please see the list of of repairs. The Board is reviewing the next list of repairs. West Coast applied Top Choice treatment Sept. 22 for mole crickets.
9-13-22 Board Meeting - Deval Shah was appointed Secretary.
ITS has completed their initial inspection and found numerous issues including valves that were not shutting off completely, zones coming on at the same time as others, a break under a sidewalk, and zone breaks on Controller #2 that were turned off until repairs could be complete. The Board authorized an initial repairs of the most critical items that should be completed by 9/24. Additional work needs to be done and the Board is working on a longer term strategy.
8-1-22: The contract with Fieldstone has been terminated and West Coast is the new contractor for landscaping and fertilization. On 8-3-22 they applied ALOFT treatment for chinch bugs and a post emergent herbicide. The board authorized this to deal with the widespread issue in the community and is supposed to treat for 3 months. Irrigation Technical Services (ITS) was hired to manage the irrigation system starting August 7th.
7-20-22: There were several changes to the board that happened at the meeting: Ray Ballou's resignation was accepted as director; Deval Shah was appointed a director to replace Ray. Jeff Lovelady announce he will be moving to Lakewood Ranch and so could not continue as President. The Board asked Jeff to stay as a Director as long as possible until a new board member could be found. Linda Moore was selected to be the new President.
